Early Involvement
From Design approval through final delivery we pride ourselves in meeting realistic timelines at or under budget.
Preparation of Procurement and/or Design Services Offer for client review
Review and Approval of Design Proposal (internal or outsourced) to prepare a Scope of Work. Client is to approve the Initial Spec Book prior to sending to Brand for approval
Review and Approval of Preliminary Budget based on FF&E Scope and GC Scope as defined through discussion with client.
Awaiting Brand Review of client approved Spec book and Drawings prior to Awarding Contracts.
A Fixed Purchasing Fee is generated for Model Rooms when required.
Re-Submit to Brand Spec Book & ID Drawings as per Brand review. A lengthy process at times, which requires prompt attention from the Internal ISAC Project Manager (PM).

The final selection of suppliers begins. Drill down on the preliminary budget for final client approval.
Each line item cost is presented to our clients for sign-off and/or discussion prior to awarding purchase orders.
Our Accounting Files clearly identify: Tariffs, Brokerage, Taxes & Freight costs. A separate form for each is kept constantly updated.
The ISAC PM is in close communication with On-Site Project Management to provide an accurate delivery schedule.
Whether the site super is a “Supervised Contract”, or a “Hire by the Client”, close cooperation of logistics with the dedicated PM is mandatory to facilitate and control the flow of merchandise, but also to quickly catch unforeseen issues and remedy them in a timely fashion.
